A $30,000 income doesn’t go far in the U.S. nowadays — but it certainly stretches farther in some cities over others.

These cities offer the best quality of life on a tight budget, according to real estate and other financial experts.

Indianapolis, Indiana

One of the few major cities where you can live on $30,000 a year without living in poverty, Indianapolis has a lot to like.

To begin with, rents average just $1,259 according to RentCafe. That’s 23% below the national average, with an overall cost of living 11% below the nationwide average.

“With rents, utilities and essentials priced well under national benchmarks, young professionals, entrepreneurs and newcomers alike can build their lives here with confidence,” boasts Joe Pellman of the Indy Chamber and LifeInIndy.com.

Salisbury, Maryland

Salisbury offers small-town charm with plenty of amenities. It also sits 40 minutes from Ocean City, Maryland, and around two-and-a-half hours from Washington D.C., Baltimore and Philadelphia.

“The average rent in Salisbury is around $1,250 per month,” notes real estate agent Marco Smith with eXp Realty. “You could live comfortably on $30,000 in Salisbury, paying a lower-than-average rent to help you afford everyday expenses like groceries, car payments and insurance.”

Hot Springs, Arkansas

With an average rent of $1,150 per RentCafe, Hot Springs remains affordable. But financial expert Melanie Musson of Quote.com adds that it’s also a charming town.

“Hot Springs is a beautiful city nestled between lakes and mountains. It helps that taxes are low in Hot Springs, so your income can go further,” she noted.

Mankato, Minnesota

Just an hour and 15 minutes from Minneapolis, Mankato feels remote without being isolated.

“Mankato is a friendly Midwest town where you can find beautiful parks and libraries to spend free time without dipping into your limited budget,” added Musson.

Try hiking around nearby Minneopa Falls or the town’s riverfront trails for free recreation, or enjoy some affordable skiing at the Mount Kato Ski Area.

Brownsville, Texas

Located on the Gulf of Mexico, Brownsville offers easy access to beaches. But residents also have plenty of nearby nature, from the Boca Chica Wildlife Refuge to the Laguna Atascosa National Wildlife Refuge and more.

“The median rent in Brownsville is $906 a month, which would be manageable on your $2,500-[per]-month budget,” notes Doug Perry, strategic financing advisor at Real Estate Bees. With Zillow reporting an average home price of $190,825, bargain hunters may find a home they could afford to buy even on a modest income.
