The 5 US Cities Where $300,000 Buys a McMansion

Think mortgage rates are at their peak in 2025? History tells us a different story. Flash back to 1981 when homebuyers paid an interest rate of 19% on a mortgage, according to CNN

At the time, people who wanted to live in a large home but couldn’t afford a traditional mansion (5,000 square feet and above) could purchase a McMansion, a house measuring between $3,000 and $6,000 square feet, according to Quicken Loans, for thousands of dollars less.

Compared to large estates made from custom materials and built on large lots, McMansions were constructed on small plots and made from low-quality materials that would wear much faster than premium products. These houses exemplified the phrase “cookie-cutter,” as every home in the neighborhood looked identical. 

The good news: Homebuyers could own a house with more space at a fraction of the cost and upgrade to quality materials later — swapping out tacky chandeliers and poorly planned layouts for more custom designs without paying the market rate and compounding interest for a large home upfront. 

When people spent more time at home during the pandemic, McMansions resurfaced, and today, in some places around the country, you can find them at steep discounts. Here are the U.S. cities where $300,000 buys a McMansion.

Toledo, Ohio

  • August 2025 median list price (Zillow): $134,616
  • Percent of sales under list price: 41.4% 
  • Richmond Road: 6 bedrooms, 5 baths, 4,611 sq. ft. home priced at $150,000 
  • Starr Avenue:  4 bedrooms, 4 baths, 4,944 sq. ft. home priced at $189,900

Detroit, Missouri

  • August 2025 median list price: $105,083
  • Percent of sales under list price: 53.6%
  • Rutland Street:  5 bedrooms, 4 baths, 3,172 sq. ft. home priced at $130,000
  • Outer Drive:  5 beds, 4 baths, 3,290 sq. ft. home priced at $120,000

Little Rock, Arkansas

  • August 2025 median list price: $273,133
  • Percent of sales under list price: 57.7%
  • Battery Street: 4 bedrooms, 3 baths, 3,292 sq. ft. home priced at $145,000
  • Cloverhill Road:  6 bedrooms, 4 baths, 3,156 sq. ft. home priced at $299,000

Louisville, Kentucky

  • August 2025 median list price: $281,167 
  • Percent of sales under list price: 43%
  • Aiken Avenue: 4 bedrooms, 3 baths, 2,940 sq. ft. home priced at $250,000
  • Magnolia Avenue: 6 bedroom, 2 baths, 3,522 sq. ft. home priced at $299,900

Rochester, New York

  • August 2025 Median list price: $199,600
  • Percent of sales under list price: 8.1%
  • Seneca Parkway: 7 bedrooms, 4 baths, 3,175 sq. ft home priced at $275,000
  • Saratoga Avenue:  7 bedrooms, 4 baths, 3,772 sq. ft. home priced at $239,900
