The 5-bed semi right by the sea that could be your new home and business

If you do love to be beside the seaside, this substantial five-bed semi is going to really excite you; the beach is just across the road.

Not every semi-detached property in Wales can offer such a sweeping, big sea view right outside and such a versatile layout inside.

You might not get much work done at this seaside home though, especially with the front windows tempting you to park yourself for hours and watch the seaside world go by.

And there'll be plenty to entertain you at this window seat, and at this location too, if you move to this large beachside abode directly opposite the breath-taking expanse of Borth's beach.

The Ceredigion coastal village hugs the vast sand and pebble beach that is the longest in the county.

According to website Visit Wales, the Blue Flag awarded beach is three miles long with mainly soft golden sand and shallow waters that make it popular with families.

The wind from the sea and the vast amount of space on the water also makes it popular with sailboard enthusiasts and people who like to swim, surf and stroll.

The village itself has a range of shops, cafes, restaurants and pubs as well as local amenities.

And for a change of scenery, the area can also provide even more of nature's gems to add to the tremendous beach.

Borth is the yummy filling of a stunning Welsh location sandwich of Aberdyfi to the north and Aberystwyth to the south.

The village is surrounded by beauty inland as well as out to sea, with the massive peat bog Cors Goch Fochno and the magnificent sand dune system of the Dyfi National Nature Reserve at Ynyslas just two of the highlights.

There's a myriad of walking routes that take in the coast and the country, including the Ceredigion Coast Path and the Cambrian Mountains and linking to the Bwlch Nant yr Arian Visitor and Red Kite Feeding Centre.

A visit to Devil's Bridge and the historic National Trust and Natural Resource Wales owned Hafod Estate is popular with residents and holiday makers, illustrating the area has both history and natural beauty.

And what other beach can boast a petrified forest? Not a collection of trees that are scared but a wonderful natural phenomenon.

Visit Wales states that an ancient submerged forest is visible at certain times of the year at low tide along the stretch of shore with pine, oak, birch and willow stumps can be seen when the tide retreats up to 150 yards.

The petrified forest has become associated with a 17th Century myth of a sunken civilization known as Cantre'r Gwaelod, or the Sunken Hundred.

Little wonder then that this handsome, substantial seafront house called Brig y Don is a well-loved family home, well positioned to offer the lucky occupants easy access to the area and a wonderful base from which to explore.

But for lazy days at home, the front windows at this home can all tempt you to pull up a chair and linger, enjoying the sound of the waves as they waft in accompanied by the distinct smell of the sea and coast.

When you're not beach watching from the house or enjoying the sea breezes out on the sands, Brig y Don is within walking distance of eateries, cinema, shops, golf course and even a zoo.

Inside the house offers four floors of fabulousness.

The ground floor has a front living room currently set up as a library and snug with that bay window boasting a beautiful view of the bay.

Down on this ground floor there's also a wet room and a practical laundry room too.

If an older layer of the family is making the move to the seaside too, this ground floor layout could be tinkered with to create a self-contained studio, if a kitchen could replace the laundry room.

Up to the first floor, and this is the level that is the heart of the home, both in terms of location and socialising.

The kitchen at the rear has been opened up into the front reception room that spans the width of the house by removing the majority of the dividing wall.

Now everyone can be together for cooking, eating and relaxing, with that special sea view as the constant and most welcome companion.

In one corner of this open-plan L-shaped space is a cosy space that proves that, with thought, you can create an intimate reading nook in any busy and sociable space.

In this cosy corner a beautifully carved wooden chair reminiscent of the driftwood you might find across the road on the sea shore yearns for you to sit and gaze out of the window, and it would certainly be no hardship to do so.

In this room, and throughout the property, the interior design is a mix of contemporary style and comfort showcasing some classic design pieces.

Contemporary materials mix with natural textures, and pops of colour mix with modern tones and the occasional statement pattern on fabrices, bedding and walls.

It's pretty, it's sunny, it's distinctive - but above all it is warm and inviting.

Up to the next floor, and there are two bedrooms at the front of the property that can boast a beach view, plus a bathroom and a third bedroom at the rear.

If five bedrooms are not required then this rear bedroom would make a fantastic home office, dressing room and walk-in wardrobe, or teenager's den - the family will have to fight it out amongst themselves.

Up to the top floor that crowns this four-storey home with two further bedrooms, both with skyscape and cloud-filled views from the roof windows.

There's also a handy additional bathroom on the top floor and the cutest of nooks just right for a desk to snuggle into the space and offer a stunning sea view over the top of the laptop.

Of course, this property could stay wholly as a family home, but there is maybe the opportunity to create the most stunning of B&Bs, as well as owner's accommodation, if the move to the beach has to partially pay for itself.

This would need a change of use to the building to accommodate the business activities, so research with the local planning authority is advised in the first instance.

Help with your hunt for a home here:

While the front of the house can command most attention with its sensational and uninterrupted sea views, the rear of the house can offer oodles of extras too.

There is a driveway leading to, that rarity in Borth, gated off-road parking.

A rare feature in the village - off-road parking and space for sheds too (Fine & Country West Wales and Ceredigion)

There's also an enclosed rear garden with patio area and flower and shrub borders, and there's even enough space for two large sheds.

Who wouldn't want to call this special spot at this stunning seaside location home 12 months of the year, with daily walks along the beautiful beach your most welcome of neighbours?

For a lifestyle change to live and maybe work by the beach too, Brig y Don is for sale for offers in excess of £425,000 with Fine & Country West Wales, call them on 01974 299055.
