
Kahibah continues to prove hot property with 11 registered online bidders for a four-bedroom house in Kendella Parade selling under the hammer for $1.24 million last Saturday.
Prior to this year, you could count on one hand the amount of sales over $1 million for the suburb which is increasingly attracting young families.
PRD Newcastle and Lake Macquarie's Thomas Lemke listed 27 Kendella Parade with an auction guide of $990,000 but the guide was then adjusted to $1.05 million due to strong early interest.
Over 110 groups inspected the property, both in person and virtually, throughout its four-week campaign with interest coming locally and from Sydney. The buyer and under-bidder were both from Sydney. Neither had seen the house in person.
"Sydney buyers couldn't believe how affordable it was for what they were getting," Mr Lemke said.
"You go to Merewether, which is not that far away, and struggle to get a townhouse for a similar price."
A Kahibah record of $1.452 million came in March for the sale of a four-bedroom house at 31 Beath Street. It is one of seven sales over $1 million this year with five of those more than $1.2 million.
Movable's Patrick Collins described bidding as "frenetic" for a Mayfield home on a 480 square metre corner block at 9-11 Church Street last Saturday.
The property was zoned R3 medium density residential and went to auction with a guide of $765,000. There were 19 online registered bidders, the majority of who got involved in the action, and 52 bids made before it sold under the hammer for $912,000.
Mr Collins said the property attracted a mix of developers and owner-occupiers with a Central Coast couple planning to relocate winning out.
"You rarely see 52 bids, so to see such consistent bidding just shows the energy that's still in the market," Mr Collins said.

A 1.2-acre block of land at 1 Kopa Street in Whitebridge attracted four bidders and sold under the hammer for $2.3 million. It was listed by First National Newcastle City's George Rafty with a guide of $1.8 million to $2 million before being adjusted to $2 million to $2.2 million.
A four-bedroom residence at 8 Albury Street, Dudley that was marketed by Belle Property Lake Macquarie's Katie Kepner with a guide of $1.55 million sold at auction last weekend for $1.675 million.

Century 21 Novocastrian's Nick Stewart is expecting up to 10 registered bidders for the online auction of a one-of-a-kind home in Maryland that could take the suburb to new ground.
He has marketed the six-bedroom, three-bathroom residence with garaging for six cars and a pool on 1509 square metres of land at 12 Athlone Way with a guide of $1 million to $1.1 million.
It is set for auction on Saturday at 1.45pm. The highest sale of a house in Maryland, according to CoreLogic data, is $950,000.


First National Newcastle City have a three-bedroom 1930s house on a 1012 square metre block at 94 Regent Street in New Lambton headed to auction at midday on Saturday with a guide of $1.55 million.
Robinson Property's Mike Flook will take a four-bedroom house at 36a Rowan Crescent, Merewether to auction at 3pm on Saturday with a guide of $2.5 million.
