The £1.6m country house that has a cottage, office block and party barn in the garden

If someone you know claims to own the best party property in Wales, with maybe a bar in the garden or a garage converted into a games room, just point them in the direction of this house - it has a full-scale nightclub in the garden.

The owners of this truly unique home have created a mini village that offers work, rest and play onsite - you need never leave.

For gatherings with friends and family celebrations, when the flashing disco lights go on, the bar opens and the music begins within this purpose built nightclub, the party starts.

And as the party barn sits within about three acres of land in a rural setting, there's nothing to worry about from neighbours complaining about the noise.

In fact it's hard not to imagine any nearby neighbours not wanting to get a party invite to this ultimate socialising home.

The nightclub section of the barn is about 13 metres long and comes with a full-sized bar, DJ station, washroom facilities and even has a cloakroom.

But this steel frame and timber constructed barn doesn't just properly cater for your party needs, it has two storeys that includes a large nine-metre dining room and adjacent kitchen to cater for your hungry hunger after burning some energy on the dance floor.

There's even a separate games room in the barn for anyone wanting a break from the main party and maybe conversations away from the music.

But the property, called Hillside Grange, hasn't always looked like this mini village and been a hub of social and work activity.

The home and the site have been developed over many years with dedication and love to provide arguably the best family home in the area by current owners David and Wendy Baker, who bought the property in 1992.

Their first impression of the house was the position of the property, offering sweeping views across the Monmouthshire countryside to the Brecon Beacons and the Vale of Usk, and the second impression was the scope of the potential of the home and its grounds.

Wendy says: "From that first viewing we were completely blown away by the amazing views.

"The property had been unoccupied for some two and a half years and at that time consisted of a two-storey, four-bed house with a large single-storey side elevation extension, a stable block, two dilapidated sectional garages and an open-fronted steel framed and clad barn.

"We saw the potential in the property to create the multi-generational home to accommodate not only our family of five but an elderly disabled parent too.

"There was also the potential to create a substantial office complex to base their well established businesses."

And so the transformation began and includes so many buildings and areas of the land to investigate and discover, a viewing by a potential buyer might take many hours.

To begin with, as well as the party barn, there's an extra property in the garden the family calls the cottage annexe.

This separate home was the first major bonus addition to the building 'family' and over the year has provided very useful extra guest accommodation to the eight bedrooms in the main house.

The idea of the party barn came after many and regular social and sleepover visits of the couple's children's friends.

This focused David's thoughts on the future of the empty steel barn standing lonely and unused in the garden.

Wendy says: "Structural engineers were commissioned and plans developed to create ground and first floor areas in the barn.

"The internal building work commenced in 1999 and by New Years Eve 2001 we held our first party in the barn.

"Since that time it has been the venue for many family events; 18th, 21st, 50th, 60th birthday parties; sporting events on the big screen TV especially the Wales v England Six Nations games.

"We have provided the beer and buffet for many well attended and hugely successful and enjoyable occasions."

No wonder friends and family keep visiting.

And if you're feeling a bit worse for wear in the morning after a great session in the party barn, at least the office for work the next day is a short commute - about 20 seconds.

But this sociable family have even thought about breaks during work too, with a section of the detached office block dedicated to activities away from the desks.

As you might expect by now from this creative couple, this worker social space isn't a sad little corner in one of the offices painted a bright colour with a few tub chairs and a water cooler.

This is a full-scale games room that can easily accommodate a full-sized snooker table.

This games room at the end of the office building also has an ensuite bar, so refreshments to take your mind off any stressful zoom meetings or bad days at work are just down the corridor.

But if snooker is not your number one sport, you'll find a tennis court in the garden too.

And this property is so versatile, subject to planning consent, a new owner could maybe convert one of the buildings to an indoor swimming pool and spa, or have an outdoor pool, or even apply for permission to build a whole new wet-side leisure complex to complement the party barn.

There's certainly many options to add to this mini village in the three acres of land, just don't block those lovely rural vistas.

But at the heart of this family's mini village is a much-loved home, extended and re-imagined over the years, including the creation of a hub-of-the-home kitchen area, that has created and stored so many happy memories.

Wendy describes the home with much-affection, she says: "The new kitchen quickly established itself as the social hub flowing through large archways at each end to the open-plan dining area and drawing room.

"Through further arches then and into the informal sitting room with the wonderful uninterrupted views of Trellech village and beyond.

"Upstairs the master bedroom suite provides a large dressing room and luxurious ensuite bathroom with spa bath and custom-built vanity unit.

"A balcony was constructed accessed through patio doors off the main bedroom area creating a further area to sit and watch the world go by and enjoy the view.

"The master bedroom is a peaceful sanctuary for rest and relaxation, and one of my favourite rooms in the house."

In total, the sprawling, three-storey main house has four reception spaces, utility room, cloakroom, bathroom and a bedroom on the ground floor.

On the first floor can be found the master suite, two further bedrooms with ensuite and a guest suite within a newer extension and there are two further studio rooms on the second floor with potential.

Wendy adds further detail, saying: "On the existing first floor there is a nursery for our visiting grandchildren, a large family bathroom and the guest suite comes with a sitting room, bedroom, dressing area and ensuite shower room."

Next door to the main house, the annexe cottage has an open-plan lounge dining room and kitchen breakfast room on the ground floor, as well as a double garage, and two ensuite bedrooms on the first floor.

Across the whole site there are currently eight bedrooms but obviously this property is so versatile, a new owner can use the vast amount of space on offer however it suits their lifestyle.

But at least they won't have to wait for pubs to reopen to enjoy a swift half after work in the office building on a Friday afternoon - they can just pop across the garden path to the party barn.

Wendy and David feel torn to be leaving the amazing home they have created, but the coronavirus pandemic has changed their world when it comes to how and where they live, even though it's heart-breaking to contemplate leaving.

Wendy says: "During the recent periods of lockdown due the pandemic, self-isolation was easy with the vast grounds and garden to enjoy.

"But it was during the Christmas lockdown December 2020 and the isolation from our children and grandchildren, with whom we have enjoyed so many family Christmas's at Hillside Grange, that we conceded that the house needs the love, laughter and use of another family to make their memories and make use of the property with the many options and opportunities it offers."

No doubt the sociable couple will be hosting amazing events for family and friends at their new home soon, and once the new owners of Hillside Grange arrive they'll have no problem hosting their moving-in party, the barn is ready and waiting to receive guests.
