Chris Maguire was Sunderland's hat-trick hero as the Black Cats stormed to a victory over AFC Wimbledon in front of their prospective new owners.
Jack Ross made just one change, with Denver Hume replacing Conor McLaughlin at left-back.
The Black Cats started in dominant fashion, and it was no surprise when the opened the scoring.
Charlie Wyke flicked on a long ball from Jon McLaughlin, and Chris Maguire calmly lofted home for the opener.
Sunderland were on top, so the equaliser came as something of a shock, when a cross from the right found Appiah left in acres of space at the far post, and he was able to guide his header past McLaughlin from six yards.
However, the home side took control in the second period, and Maguire bagged a second when his shot from a half-cleared corner was delfected in.
The former Oxford man then claimed the match ball when Luke O'Nien lifted the ball into the middle where Maguire glanced home from six yards out.
