Stunning Scottish retreat with own loch and 65 acres up for sale at bargain price

A 65-acre Scottish retreat with its own loch has been put up for sale for just £250,000 – less than a London studio flat.

Loch Cottage, near the village of Kirkmichael in Perthshire, has fishing rights for the nearby River Ardle, which is home to brown trout and salmon.

The property is also just yards from the Cateran Trail, one of the country’s great walking and mountain-biking routes.

Built in 1850, the two-storey stone cottage, which has been in the same family for several generations, has been used as a holiday let.

It has two reception rooms, a kitchen and larder on its ground floor, while its first floor contains two double bedrooms and a family bathroom.

In recent years, it has fallen into disrepair and requires major renovation.

Next to the cottage is a stone byre which could be developed subject to planning permission.

Estate agents Galbraith said: “Loch Cottage offers buyers an ideal opportunity to create their ideal rural retreat.”
