"Stunning" Grade II listed home with underground potential for sale

A “quality” home has been listed for sale in Liverpool, that’s got potential for conversion.

The Grade II listed property has already been renovated and “beautifully” maintained throughout, however there’s further possibilities for a revamp in the basement. Spread across four levels, the home boasts a basement that was previously used as a kitchen but estate agents say it could be transformed into a gym, cinema room, “man cave” or children’s play area.

Called Olive Mount Villa, on Mill Lane, Wavertree, the home benefits from having a large front and back garden. The semi-detached property is on the market for offers over £700,000.

According to Rightmove’s sales information, properties in Wavertree had an overall average price of £183,715 over the last year. Most of the sales during the last year were terraced properties, selling for an average price of £166,974.

While semi-detached properties sold for an average of £262,423, with flats fetching £118,491. Overall, sold prices in Wavertree over the last year were 5% up on the previous year and 22% up on the 2019 peak of £151,031.

However it’s worth noting that houses of a similar size and character as Olive Mount Villa are listed and sold for much higher than the average. Less than a mile away,another five bedroom house sold after being listed for £425,000 on West Oakhill Park. After being listed for £595,000, a similar property on Childwall Valley Road, sold.

Estate agents Venmore say that "words and pictures really do not do this home justice." Images show that the current owners have carefully restored many period features so the home has kept its original characteristics with a modern touch.

The home has an entrance vestibule with ornate stained glass windows and coving, setting the tone for the home throughout. From the vestibule is a entrance hall that leads to two living rooms, both of which have open fires with "impressive" fire surrounds.

Also on the ground floor is a fully integrated kitchen that leads onto a utility room and bathroom. On the first floor, there's a surprising kitchenette which could be transformed into something more suitable for the new owners.
