'Stand-out' result for Cardiff as values keep rising

The $950,000 sale of a Cardiff house has smashed its street record and is believed to be one of the highest for the suburb.

Only a handful of properties have sold over the $900,000 mark, according to Australian Property Monitors data.

Belle Property Lake Macquarie marketed the tightly held, five-bedroom home with a pool at 11 Byron Street and reported its sale came within 14 days on the market. In that time, 43 groups reportedly inspected the property with three offers made. Belle's Max Angwin described it as "a stand-out" result with "still a lot of value to be had in the area".

According to Australian Property Monitors data, the previous highest sale in Byron Street was $553,800 in October 2018.

The latest figures from CoreLogic property analysts on dwelling values show the median house price in Cardiff has risen 25.1 per cent in the past year and 9.7 per cent in the past three months until April. The median house price at April 30 for Cardiff was $601,681.

A totally transformed residence on an elevated and leafy block 1642 square metres with lake views at 53A Thompson Road in Speers Point has been sold by Belle Property Lake Macquarie for $2.2 million.

It had five bedrooms, four bathrooms, a sunken living space and the home wrapped around an in-ground pool and entertaining area. It joins an exclusive club as one of only a handful of Speers Point properties to be sold over $2 million.

First National Newcastle City have reported the fast sales of two properties. A three-bedroom weatherboard home on a 607 square metre block that had been in the same family for 55 years at 34 Stanley Street in Merewether was sold by George Rafty for $1.72 million before going to the market.

Daniel Irwin, of Altitude Real Estate Warners Bay, has reported the $640,000 sale of a two-bedroom, ground-floor unit in an original 1970s complex at 11/11-17 Morgan Street in Merewether.

The property was marketed with a guide of $550,000 to $595,000 and was secured by a local young buyer with interest also coming from Sydney investors. The property had sold for $355,000 in 2013.

Ray White Newcastle and Lake Macquarie's Brett Bailey has reported a busy month for Carrington in April, including the $1.1 million exchange of a four-bedroom townhouse at 31/1 Forbes Street. Mr Bailey believes the sale to be the highest for a townhouse in Carrington.
