Sprawling Cherrywood property put up for sale for €2.7 million

A sprawling south Dublin property has been put up for sale for a staggering €2.7 million.

Located at the foothills of the Wicklow mountains, the Lehaunstown Park House includes a period house, stables, as well as surrounding lands which can be restored and developed for a variety of uses.

The 7.11 acre property is located within the Cherrywood Strategic Development Zone (SDZ) where development has commenced to deliver a new south Dublin urban centre.

Mark Reynolds of Savills said: “The property is a truly exceptional development opportunity, which could accommodate a variety of uses.

“A feasibility study, prepared by Mahony Architecture, outlines the development potential of Lehaunstown Park House, illustrating a potential scheme of 3,990 sq m (42,948 sq ft), subject to planning permission.

Mr Reynolds added: “The scheme incorporates a mix of uses including retail, leisure, food and beverage designed around the preservation of the existing protected structures.

“Under the SDZ, the property may also be considered for other use types such as a private residence or nursing home, subject to planning permission.”

The property has many historically significant features including the Lehaunstown Castle Tower House which is buried within the walls of the property.

It was occupied by soldiers and farmers in the 16th century who were there to defend the lands and in the 20th century, it was converted into a working farmhouse with a collection of outhouses, stables and barns surrounding the main house.

The main house is approximately 135 sq m (1,453 sq ft) over two storeys and is in need of full renovation.

The property and the majority of its curtilage has been identified as Protected Structures (approximately 4 acres). A portion of the site is identified as Green Infrastructure (approximately 3 acres).

Adjacent to the house is an impressive double height, L-shaped stable building of granite construction, with decorative red brick cladding extending to approximately 225 sq m (2,422 sq ft).
