Some big sales in Georgetown have suburb on the move

This four-bedroom home in Georgetown's Brett Street has sold for $920,000.

A string of big sales in recent months has Georgetown on the move and could have the suburb reaching a record median sale price by the end of the year.

According to Australian Property Monitors data, Georgetown's highest median sale price was $650,000 and came in 2017 for 40 sales.

After the first 18 sales of 2020 it is $647,000. And, while there have not been as many sales, there have been more reaching $800,000 or above.

APM data shows for this price bracket there were two sales in 2016, five in 2017, four in 2018, one last year and seven so far this year. The Newcastle Herald understands three more sales have been made over $800,000 that have not yet been included in the data.

The top mark this year came with LaneCampos' $920,000 result for a renovated four-bedroom house on a 538 square metre block at 21 Brett Street sold last month.

Agent Dave Lane said it attracted a lot of interest and was sold before auction.

"It's been a good run for us in Georgetown over the past couple of months," Mr Lane said.

"Up until around August, there wasn't much that had sold in the last year in Georgetown over $750,000 and then there's been a stack of ones that have sold above that. There's been about six already in the past couple of months above $800,000 and two above $900,000 as well.

"Georgetown has always been a great area. It has a bit of a halo effect from the New Lambtons and Lambtons with people outpriced there looking for the next best option. Once there was one or two good results, it just flowed on from there. When there are good results like we've had, the market does respond."

Other big Georgetown sales this year include LaneCampos' $850,000 for 55 Moate Street and $902,500 for 49 Moate Street and Your Agency's $870,000 for 38 Chatham Road.
