Wreck of the week: Suffolk. Trimley St Mary near Felixstowe is the location of this detached five-bed former farmhouse in unlandscaped grounds. Yours for £500,000, you’ll also need an extra £150,000 to renew everything. But you get three-quarters of an acre, three receptions, unconverted attics, beams, shuttered windows and a pantry. But if you want an upstairs bathroom you’ll have to sacrifice a bedroom.

Bargain of the week: Dumfries. The owners of this Georgian smallholding, two miles from Dumfries, are so eager for a quick sale they’ve stripped £125,000 off the asking price and will hand it over, including 1.47 acres, for about £350,000. A self-contained one-bed annexe supplements the four-plus bedrooms in the main house, and there’s planning consent to convert a barn into a two-storey house. It’s worth budgeting a bit more to modernise the decor.
