In town: Surrey. This is a new landmark a few miles upstream from central London in Kingston upon Thames. The flats have balconies and ritzy fittings, while a concierge and service desk will smooth daily life. It’s a shame that £330,000 buys just one bedroom.

Wreck of the week: Scottish Borders. This £140,000 two-bed cottage is in the centre of Lauder. The decor needs a helping hand and the roof may need attention – £20,000-£30,000 would work wonders. Rugged views over the Borders landscape and Thirlestane Castle should sweeten that fiscal commitment, but beware it’s also on a main road and the bathroom is off the kitchen.

In the country: Norfolk. This is huge – six bedrooms and a large garden – and characterful, with handy extras such as a larder and laundry room. Set in Swanton Abbott, Aylsham, it’s a shame all the garden is to the front. Yours for £365,000.

Dream home: Denbighshire. A stream runs through the gardens of this manorette in the Vale of Clwyd, near Ruthin, and green views unfold unimpeded. The 350-year house was glamorised in the 1820s and modernised a good deal more recently to bequeath elegantly appointed rooms, including two large sitting rooms, a garden room off the kitchen, a dining room and a butler’s pantry.
