French windows open from the living room on to a terrace overlooking the water. If you don’t sail you can follow the adventures of others from your 18ft balcony - the yacht club is across the water. The town centre is round the corner and you can walk to the nearest beach. Beware a tiny third bedroom. Cost: £400,000.

Wreck of the week: Hove, East Sussex. This three-bedroom Victorian terrace is moments from the station, shops and beach, and is but a 30-minute stroll along the promenade to that bastion of pleasure, Brighton. The downstairs bathroom needs to be moved into the third bedroom to create some sensible space in the kitchen, and new fittings and decoration are needed. Around £30,000 might do it. Which on top of the £315,000 asking price is no small sum.

Take three: barns for conversion. This solid stone building in the peaceful hamlet of Sweethay in Somerset boasts, well, nothing yet. But the main building is around 24m x 7m. Its grade II-listing will, however, inhibit any architectural experiments. Shops and schools are but a couple of miles away in Trull, and it’s an effortless commute to the urban pleasures of Taunton. It will be auctioned on March 5 with a guide price of £100,000.

Basics are on hand in the neighbouring village and it is three miles to Oswestry. It’s a shame it’s attached to an already-converted barn and close to a railway line. Yours for £150,000.
