Site of historic Edinburgh pub to be transformed into complex with flats and shops

The site of a former historic Edinburgh pub could be set for a new lease of life, with 48 flats and space for a retail unit amongst proposals,

The Radical Road Bar, which up until four years ago, stood at the intersection of Northfield Drive and Willowbrae Road, was a pub named after the famous path around Arthur's Seat, which was closed due to rocks falling in the area and is yet to reopen. Both names ultimately came from the Radical War of 1820.

Since its demolition in 2018, the site on which the pub once stood has laid empty, but that could change very soon as proposals have been submitted for 48 flats and a provision for a ground floor retail unit to be built by Comprehensive Design Architects.

Various other plans were scrapped due to overdevelopment grounds, but the new suburban development is arranged around three access cores with 50 per cent of properties benefitting from a dual aspect.

Urban Realm reports that in a statement outlining CDA wrote: "The building form and massing has been reduced to four storeys of accommodation as viewed from Willowbrae Road, to align better with the varying building heights in the immediate context which range from five storeys to single storey.

"Utilising the site topography a further level of accommodation and parking / landscaped amenity is provided at lower ground level to the rear of the development."

'Defensible' gardens shelter apartments from the main road with parking and amenity to the rear arranged around a retained communications mast.

One owned by Hibs legend Gordon Smith, the pub, formerly known as the Right Wing, was a popular boozer amongst locals in the area, with many sad to see it demolished four years ago.

The design access statement continues: "The revised proposal comprises of 48 Residential Units with a commercial unit at ground floor level. The residential units proposed are a mix of one, two and three bed apartments.

"Surface car parking is provided at lower ground floor level. Three accessible parking bays and four electric charging spaces are included. This walled development provides a mix of private gardens, shared communal gardens and balconies to provide the residents with good quality amenity space."
