Shops could be built on garage and car wash site

Plans have been drawn up to replace a garage and car wash with new shops.

Kam Autos and a car wash in Pear Tree Road, Normanton, could be replaced by three shops under planning documents submitted to Derby City Council.

Spark Design and Planning. Which is acting on behalf of the applicant, said the change of use would "provide new jobs" and "transform and regenerate the prominent site".

It would mean replacing the car wash, a tyre shop and a body work repair shop.

A design and access statement says: "The site is in a state of disrepair and requires renovation. The existing workshops are not an ideal use for the location.

"The front yard accommodates over 20 parking spaces however due to the site usage, most of these spaces are used by the businesses leaving very few spaces for actual clients."

To facilitate the change of use, the large arched canopy which covers part of the site would be dismantled and removed, while internal walls in the building would be demolished.

The front facade would be re-built, as would the front wall and the interior of the building.

The current forecourt would be remodelled for use as a car park which would contain 24 parking spaces for the three retail units.

According to the proposals, an additional access point would be created on Pear Tree Road, to make entering and exiting the car park more easy.

It said: "Currently the parking layout is unclear and often, customer vehicles are stored at the front, making very few spaces available for customers.

"The new layout will be safer and will provide more parking spaces.

"The floor layout itself will be open plan and ready for the potential tenants to customise.

"The area needs quality, purpose-built retail space with parking which this proposal provides.

"The proposed use is more suitable to the location and less intensive than the existing industrial use.

"The development will enhance the local area and bring new jobs."
