A grand 15-bedroom Georgian mansion – complete with 36 acres of west Gloucestershire countryside – has sold at auction for £870,000 after a “flurry of competitive bidding”.
Although the enormous property has sold for a fraction of the cost of an average home in some parts of London, the Grade-II listed Boyce Court was listed by Savill’s as being “in need of modernisation” meaning buyers will need a sizeable sum for future renovations.
Parts of the property, which includes the main mansion as well as farmyard buildings and a three-bedroom annexe, are thought to date back to the 17th century.
The second floor has been “largely unused” for more than two decades – which might give a sense of the scale of the mammoth renovation task awaiting the successful buyer.

After the auction, negotiator James Mackie said Savill’s were “delighted to have secured a buyer” and that the £870,000 sale was closed “following a flurry of competitive bidding, reflecting the continued appetite for substantial estates in need of modernisation”. Bidding started at £650,000.
“We’re seeing a noticeable uptick in larger, period homes coming to auction, driven by growing demand from buyers looking to unlock potential and tailor a home to their own vision,” Mackie added.
Many alterations have already been made to the property throughout its lifetime, but it has retained plenty of period features.
The tall sash windows at the front of the house are particularly striking, alongside the grand, covered entrance porch that leads to an impressive timber front door.

Inside, there are original fireplaces and cornicing, and a conservatory with wood floors and a glass wall overlooking the garden.
The main house includes 12 bedrooms, a dining room, two kitchens, a conservatory, a living room and a cellar space.
The annexe, named Cedarville and added to allow for multi-generational living, can be accessed either through the main house or via its dedicated courtyard entrance.
Across the rest of the sweeping 36-acre plot, the buyers will command a variety of modern and period farm buildings, barns, gardens and fields.
The home was sold by order of executrices following the death of the estate’s registered owner in early 2023. It has been empty for “a couple of years”, said Mackie, but would be perfect for a buyer looking to take it on as a home.

“Although buyers will need to navigate its Grade II-listed status, there is huge scope to restore this home to its former glory,” Mackie said.
The property was also due to be listed alongside a separate plot to its east made up of 94 acres of farmland. However, the land was sold ahead of auction. Prior to the sale, Mackie believed the land would likely appeal to a local farmer.
Boyce Court is near the village of Dymock, Gloucestershire, around four miles south of Ledbury. Train journeys to London usually take between three and four hours, while Cheltenham and Hereford are less than 45 minutes away by car.
