RML launches OCC (One City Centre)

A modern workplace should seamlessly integrate work and leisure, creating an ideal office environment for employees of all generations. This principle is at the core of OCC, or One City Centre, a grade A+ luxury office building that stands as a new landmark in the prime area of Ploenchit.

OCC is a project developed by RML (Raimon Land Public Company Limited). Situated on a six-rai plot opposite Central Embassy, the development is a mere two-minute walk from Ploenchit BTS station and offers direct access via a skybridge link. For those traveling by car, the Chalerm Maha Nakhon ramp to the expressway is a mere 200 metres away.

Designed under the concept of 'REIMAGINE YOUR WORLD' where thoughtfulness has gone into every square inch, OCC has artistry in its architectural form and is a highly distinctive presence standing on Ploenchit Road. The OCC is conceived from a unique design by world renowned design and consulting firm Skidmore, Owings & Merrill (Thailand) Co., Ltd. (SOM Thailand), the mastermind behind the creation of several tallest skyscrapers around the world like Burj Khalifa in Dubai and One World Trade Center in New York City, working with a multidisciplinary team of local designers and engineers, including Design 103 International Ltd., and Tandem Architects (2001), as well as Shma Co., Ltd. as landscape consultant; DWP (Thailand) as interior consultant; and Aurecon Consulting (Thailand) as M&E consultant.

RML developed OCC, paying attention to every detail, to create more than just an office building. OCC serves as a hub for an exceptional lifestyle. It offers various hangout spots, including retail outlets, restaurants, bars, and cafes, where people in Ploenchit can unwind, meet friends, or even conduct business meetings after work hours.

Spanning from the 18th to the 57th floors, the building features office spaces with a floor plate of approximately 1,300 square metres per floor and a 3-metre high curtain wall adorned with full-height glazing. The column-free design provides tenants with a flexible floor plan, allowing them to create private office rooms or conference rooms as needed. Additionally, there is a co-working space that spans over 5,000 square metres, catering efficiently to the needs of all users. On the 58th and 61st floors, a luxurious fine-dining restaurant and bar await, boasting a splendid design and offering a 360-degree panoramic view of Bangkok's cityscape, along with an unobstructed view of the Chao Phraya River's spectacular curve. This will undoubtedly become a popular venue for both local and international food and beverage enthusiasts.

The front of the building showcases a massive garden spanning over 5,000 square metres. This green space is filled with trees and plants, providing a shaded and serene atmosphere for passersby to pause during their busy day and appreciate the beauty of the sculptures created by top-ranked Thai sculptor Pongsatat 'Dong' Uaiklang, which are installed around the common areas of the project.

Another noteworthy aspect of OCC is its focus on promoting good health and well-being in the workplace. The interior architecture of the building prioritises natural light, creating a bright and inviting atmosphere that brings people closer to nature. Smart daylight sensors are utilised to automatically adjust the lighting, ensuring suitable illumination for various activities and fostering an inspiring work environment. Furthermore, high-efficiency air filtration and automatic temperature control systems have been installed to provide optimal comfort. The incorporation of smart technology extends to a facial recognition system, which enhances convenience and safety for both tenants and visitors during building entry and exit registration.

OCC has been developed in compliance with international building standards and has been honoured with a 2-star Fitwel rating by the US-based Center for Active Design (CfAD). This recognition highlights the building's exceptional development quality and its commitment to promoting user wellness in the workplace. Additionally, OCC has received the prestigious Office Development of the Year accolade at the 2021 Real Estate Asia Awards held in Thailand, recognising its remarkable project management innovations in the Asia-Pacific region.

OCC is set to be officially unveiled to the public on July 1. It will undoubtedly attract leading companies, including tech firms and financial institutions, seeking an ideal location in the heart of the city. Furthermore, OCC will serve as a vibrant hangout destination. Prospective tenants interested in office or retail spaces can obtain further details by contacting our exclusive agent, CBRE, at 02-119-1500 or visiting the websites www.cbre.co.th or www.onecitycentrebangkok.com.

Furthermore, RML has plans to launch three ultra-luxury projects by the end of this year. These include Rosewood Residences Kamala, situated on Kamala Bay, which offers breathtaking views and beautiful beaches in Phuket. Additionally, there will be an ultra-luxury branded residence project located in the Sukhumvit area, as well as another ultra-luxury residential project in the same area. All three projects will be launched through private sales exclusively for discerning customers in the fourth quarter of 2023. We are confident that these projects will set new benchmarks for ultra-luxury branded residences in Thailand, offering an unparalleled level of luxury and sophistication.
