Renovated Marks Point cottage with big view commands big price tag

A RENOVATED fisherman's cottage with a boatshed on the water's edge at Marks Point is expecting to fetch a significant sum.

150 Marks Point Road, Mark Point is for sale by negotiation with a guide of $1.8 million to $1.98 million.

Listed with Steven Georgalas at LJ Hooker Belmont, 150 Marks Point Road has been on the market since December however, it has recently been updated for sale by negotiation with a guide of $1.8 million to $1.98 million.

The price may appear steep for a small cottage, however the agent pointed out that larger waterfront homes in the suburb could command around $3 million.

The modern kitchen's large bi-fold windows provide an unobstructed view across the lake.

"When we're talking about waterfront, Marks Point achieves prices of $3.5 million at the top end for waterfront properties," Mr Georgalas said.

"So when you're buying on the waterfront, this price range is actually quite cheap.

"It's definitely entry level for waterfront on the east side of Lake Macquarie now because with the growth we've seen over the last few years to get on the waterfront anywhere in Belmont or Marks Point, you are paying a bare minimum of $2 million."

A similar property at 164 Marks Point Road sold in November 2021 for $1.75 million.

The large deck offers views across to Swan Bay.

Postioned on 600 sqaure metres, the two-bedroom, one-bathroom property recently underwent a complete renovation including the addition of a modern kitchen with large bi-fold windows that provide unobstructed views across the lake.

The bathroom has a freestanding tub and the two bedrooms include built-in robes.

Underneath the residence is space that could be used as an office, as well as storage for watercraft that can be launched directly from the lawn and into the lake.

A large deck runs along the front of the cottage with views across to Swan Bay.

The two-bedroom, two-bathroom cottage is fully renovated.

The agent said the property had attracted interest from buyers both locally and out-of-area.

Similar properties in the suburb operate as popular Airbnb-style short-term rentals.

"These little fisherman shacks are perfect for a holiday home, a holiday rental or a downsizer," he said.

"It's just one of those great little opportunities to get a slice of Marks Point."

The agent said the property had been held by the same family for many years however, they were eager to sell and move on.

The median house value in Marks Point is $885,000, according to CoreLogic.
