Renovated Georgian manor house near the sea comes with a holiday cottage and 12 acres of beautiful grounds

If you want a pretty period property, a position near the sea, plenty of land, past history, potential to provide income and Pembrokeshire as your home county, this property has a brilliant bundle that potentially delivers it all.

Arrive at the stone pillar entrance of the estate just a few miles from the north Pembrokeshire coast and you are greeted by a tree-lined driveway with swathes of pretty crocus and bluebells to escort you towards the attractive house and bonus converted outbuildings that await you.

The estate dates back in parts to a 17th century former farmhouse, but the main house that greets you is a classic Georgian beauty.

The Grade II listed house has the most visually pleasing symmetry displayed on its front facade, a balance of substantial multi-paned windows above and either side of the distinctive stone porch, complete with fancy pillars.

The whole front facade is a welcoming historical 'hello' from the Georgian era, eagerly inviting you to enter and admire its period splendour inside.

But the welcome hasn't always been so inviting.

Twenty years ago the property was in a poor state of repair and the current owners have spent time, budget and huge amounts of energy renovating and restoring the building into the stylish and beautiful home that is now for sale.

According to the estate agent, upgrades and additions to the home during the renovation project include new plumbing, updated electrics, added insulation, new timber windows, three new boilers, and the creation of the hub of this home - the characterful open-plan kitchen diner.

The property has been redecorated throughout with a visually-appealing interior design mix of classic elegance with some contemporary touches that bring the house into modern living but don't overwhelm or detract from the glorious original features that are undoubtedly the stars of this special abode.

The entrance hall is a most engaging space and sets the tone of the light-filled and splendid period rooms that wait to embrace you once you step further inside.

A vast, beautiful stained glass inner door opens into a spacious hall that oozes period character.

Ceiling arch, tiled and exposed wood floor, cornices, deep skirtings, picture rails, ceiling rose - all the key elements you might hope to discover in a period property can be delivered with gusto in this space; so much to see and it's only the first room.

Of course, no Georgian mansion would be complete without a statement staircase sweeping down into the hallway and this one is a real beaut. In fact, it is so special it is specifically mentioned within the property's Grade II listing description.

The decorative iron spindles and smooth, curved lines of the wooden banister complement and yet oppose each other; decorative against simple, robust metal next to smooth carved wood.

From the bottom of the staircase a fabulous, large stained glass window on the half-landing is enticing you to climb the stairs and come closer, but there's too much to investigate on the ground floor first.

Either side of the central hall, promoting the simple symmetry design first established outside, there are two spacious, square reception rooms, both boasting a feature fireplace as well as classic Georgian high ceilings and windows so large they almost reach from floor to ceiling.

One of these rooms is a dedicated games room with ample space for a snooker table, but a potential new owner should not worry that this is a luxury they can't afford - dedicating a whole reception room to snooker - as this house is much bigger than the front facade first suggests.

Behind the main house there is a huge rear wing to the property that is equal, if not even bigger, than the main building you first enter; it even has a bonus third floor of accommodation.

And beyond that three-storey rear wing there are converted former outbuildings as the bonus to add to the bonus; this house just keeps on giving.

The old coach house, stable block and corn barn are now extra spaces for games rooms, offices, workshop, gym and storage.

Surely that's it then? Nope, next to the manor but totally separate with its own entrance is a Visit Wales five-star accredited holiday let that can sleep up to eight people. It even has its own enclosed garden, patio and hot tub.

The estate agent explains the history of the property that has led to such a substantial and distinctive bundle on offer.

James Skudder from Country Living Group says: "Lochturffin was originally a one-storey dwelling built in the 16th to 17th centuries.

"Over the years a second and third floor was added and in the mid-18th century the large Georgian four bedroom house was built adjoining and adjacent to the old farmhouse creating a new elegant presence and new ‘front’ to the property.

"It was declared a Grade II listed building due to special historic interest as the building was 100 years old, and because of the architectural significance of the grand staircase and some of the fireplaces."

Accessed off the central hall, the main kitchen diner is arguably the most social and cosy space, offering a more farmhouse feel compared to the grandeur of the Georgian proportions and detailing next door.

Exposed stone walls and beams, slate floor, wood beam lintels and a range cooker tucked into the robust stone fireplace combine to create the warmest and most welcoming of kitchen spaces.

On this ground floor there is also a study and utility room to add to the functional and useful space but there's also a second kitchen, utility room and staircase plus an external door- intriguing.

This surprise extra accommodation found within the three-storey wing at the rear of the manor leads up into a bedroom, shower room and large sitting room on the first floor.

This suggests that this space was and could still be, a dedicated living area perfect for multi-generational living so the upper or lower level of a family can have their own dwelling within this dwelling - the property certainly has enough space to easily absorb this concept in family living that is gaining in popularity.

Over the three floors of the whole combined houses there are eight bedrooms, four shower rooms and two bathrooms, but only one appears to be ensuite.

There's oodles of space inside this sprawling home so plenty of options to join bathrooms to adjacent bedrooms, change room functions to dressing rooms and walk-in wardrobes.

However it is vital a new owner remembers the building is Grade II listed so by law no changes can be made before a discussion about the need for consent with the local conservation officer occurs.

Orchard is an extra feature in the 14 acres of land (Country Living Group)

Outside the 12 acres of gardens and surrounding grounds are as engaging and absorbing as the property itself.

Arguably the highlights include an original Victorian greenhouse, an orchard, a tennis court and the prettiest of walled gardens.

This particular area of the garden is particularly charming and would not look out of place in a TV adaptation of a Jane Austen novel; it wouldn't be a stretch to imagine Elizabeth Bennet and Mr Darcy from Pride and Prejudice taking a stroll around this delightful area.

Back to the present day and should a new owner ever want to wander from this beautiful rural retreat, the manor is located just a few miles from the coast near Trefin and Abercastle.

One of the nearest villages is Mathry two miles away which can offer a pub and a tea shop, with St David's, Letterston and Fishguard not too far from this home either.

But with all that you need here at this handsome home surrounded by gorgeous grounds the need to wander away will surely be a rarity.

Lochturffin is on the market for £1.1m with estate agent Country Living Group, call them on 01437 616101 to find out more.
