REIT unitholder income grows: REIT income distribution doubles in one year to Rs 3,136 crore in Q1 FY27, number of listed trusts rises to six

In the first quarter of the Financial Year 2027, the six listed REITs in India paid out double the amount to their unitholders compared to the same period last year (FY 2026), according to the data released by the Indian REITS Association today (August 17, 2026). The data also indicate a remarkable 128% Y-o-Y growth when compared to the money distributed in Q1 FY2025.

The association reported that these six publicly listed Real Estate Investment Trusts (REITs) collectively distributed Rs 3,136 crore to more than 4.85 lakh unitholders during the first quarter of the current financial year (Q1 FY27).

What is also significant is that the number of listed REITs increased from four in Q1 FY 2026 to six in Q1 FY 2027.

The six listed REITs in India are: Brookfield India Real Estate Trust, Embassy Office Parks REIT, Mindspace Business Parks REIT, Nexus Select Trust, Knowledge Realty Trust and Bagmane Prime Office REIT.

Here are some insights from data-

Number of listed REITs increased

In Q1 FY 2025 and Q1 FY 2026, there were only four listed REITs, which increased to six in Q1 FY2027. Knowledge Realty Trust and Bagmane Prime Office REIT are the two new additions.

101% YoY distribution surge in Q1 FY 2027 compared to Q1 FY 2026

According to the data, four listed REITs in Q1 FY 2026 distributed Rs 1,559 crore. In the first quarter of FY 2027, the amount surged 101.1% to Rs 3,136 crore in a short period.

128% YoY distribution jump in Q1 FY 2027 vs Q1 FY 2025

When we compare the distribution growth of the first quarter of FY 2025 and Q1 FY 2027, it rose by 128%, increasing from Rs 1,371 crore to Rs 3,136 crore.

According to the REITs’ association, since their inception, REITs have cumulatively distributed over Rs 34,800 crore to their unitholders, showcasing the expanding influence of REITs in India’s capital markets.

Average distribution per REIT also went up

The association didn’t release REIT-wise data. However, if we compare the average distribution per REIT, there was a 34.10% rise in Q1 FY27 compared to Q1 FY26.

Compared to Q1 2025, the average distribution rose by 13.71% in Q1 FY26 and 52.49% in Q1 27.

Gross AUM of REIT sector stood at 3.17 lakh crore in Q1 FY 27

According to the update, as of Q1 FY27, the total gross Assets Under Management (AUM) of the Indian REIT sector stood at over Rs 3.17 lakh crore.

The combined market capitalisation of the sector, meanwhile, stood at over Rs 2.17 lakh crore as of August 11, 2026.

Together, the six REITs manage more than 214 million square feet of Grade A office and retail space across India, says the REITs’ association.

Shirish Godbole, Chief Executive Officer of Knowledge Realty Trust and Chairperson of the Indian REITs Association, said: “The strong distribution in the quarter, despite continued global uncertainties, is a positive start to the financial year. It reflects the resilience of Indian REITs and their ability to deliver regular and stable cash flows to unitholders. The growth in distributions is supported by healthy rental collections, improving occupancy, the quality of the underlying assets and disciplined capital management by REIT managers.”
