Refurbished North Staffordshire warehouse ready for new occupier

A building which formerly housed global technology solutions company Avnet has undergone a major refurbishment – and is ready for a new occupier.

Birmingham-based property company Hortons' Estate has completed an extensive renovation on the 66,983 sq ft Lymedale 68 building off Dalewood Road on Lymedale Business Park in Newcastle-under-Lyme.

The industrial building – which boasts two-storey office and welfare facilities, a yard and parking for up to 100 vehicles – was acquired by Hortons' in April 2021.

It followed Avnet's decision to close its North Staffordshire distribution centre and move to Belgium amid concerns over Brexit.

The property is now being marketed by appointed agents, David Willmer of Avison Young and Andrew Groves of Harris Lamb.

They are on the look out for new and growing businesses which are ready to move into the building straight away, and join big-name companies such as New Look, TK Maxx and Asda on the park.

Jeremy Boothroyd of Hortons' said: "Lymedale 68 is a high quality warehouse unit in a popular destination, given its close proximity to the regional and national motorway networks.

"We have refurbished the building to modern standards and are already receiving significant interest from distributors looking for much needed warehouse and logistics accommodation in the region."

David Willmer, principal industrial, sales and leasing at Avison Young, said: "Lymedale 68 represents a great opportunity to satisfy the needs of occupiers looking for high quality accommodation in a prime location close to both major A roads and the M6 motorway. The building is available for immediate occupation and we're confident it won't be on the market for very long."

Last month, property consultants Harris Lamb revealed how businesses are scrambling to snap up industrial properties in North Staffordshire as soon as they hit the market.

It said demand has partly been driven by retailers who were forced to close for months and rely on online trading during lockdown, leading to them sourcing additional warehousing.
