Rare Scottish Gothic castle tower on sale for only £80,000 - and it comes with amazing views

A striking Gothic four-storey stone tower in Perthshire has just gone on the market.

Described as a "truly rare and unique purchase opportunity", the B-listed Binnhill Tower is located on a stunning hilltop location overlooking the picturesque village of Kinfauns.

The epic stone-built tower, which dates back to the early 1800s and is surrounded by mature woodlands, has panoramic views over the River Tay to the Lomond Hills.

Built by Francis Gray, the 14th Lord Gray, the castellated tower was used as an observatory and focal point within the luscious estate grounds of Kinfauns Castle, an imposing A-listed Gothic mansion.

The agents at Thorntons added that the tower has lapsed planning permission to be restored and converted into a dwelling, and it comes with a small footprint of land.

They added there may be potential to negotiate with the Forestry Commission for the purchase of additional land as well.

The square-shaped tower has an arched front door reached via an idyllic woodland approach.

With a large ground floor space, which Thorntons say could easily be converted to a homely living area, and from there, an octagonal spiral staircase leads up to an identically sized first floor.

Thorntons added: "This level has the benefit of a southwest-facing gothic window to capture the sublime vista that unfolds below the tower. One could easily envision a modern kitchen here and cooking under the inspiration of the far-reaching views."

The third and fourth floors are all similar sizes, with the fourth having windows on all four walls allowing for spectacular views – ideal for a bedroom.

This room also provides access to the tower's roof terrace, which has breath-taking views stretching over the River Tay.

The village of Kinfauns is close by, while Perth is a short ten-minute drive away and Dundee is only a half-hour car journey from the tower.

Perth provides excellent road and rail links for travel across central Scotland and into the Highlands. The M90 allows convenient travel southwards and connections for Edinburgh and Glasgow, while Perth station offers frequent services to all major cities in Scotland.
