Rare development opportunity available in conservation area

A unique opportunity to redevelop a pair of historic villas within a Merseyside conservation area has come onto the market.

The pair of semi-detached homes are located on Shrewsbury Road in Oxton on the Wirral and together span around 11,110 sq ft. The listing from agents Brennan Ayre O'Neill said the homes are in a "poor state of disrepair" but present an "especially rare opportunity".

They are on the market for a guide price of £1.2m. Both properties are set over four storeys and have "substantial" gardens which equate to a combined 0.8 acres.

Each house has a standalone entrance and driveway. The entrance is provided via a porch, with a long hallway providing access to three reception rooms and a kitchen.

Underfoot there are expansive cellars with their own hallway, four large rooms and ample storage space.

The first floor of one property has four massive bedrooms, one of which has a beautiful bay window, as well as a family bathroom. There are a further three bedrooms and storage space on the second floor.

The second property's layout is similar, but it had an additional bedroom on the second floor.

Brennan Ayre O'Neill said no planning permission has been sought for the pair of properties, but they are not of listed status.

Oxton started life as a rural hamlet but expanded significantly during the Victorian era when it became a commuter settlement.

The village is one of 26 conservation areas on the Wirral, which have been designated by the local planning authority as areas of special architectural or historic interest.
