
Ryan Gifford, of Shore Property, said the $826,000 sale of a two-bedroom house this month was indicative of "how hot Mayfield is at the moment".
The Federation home at 45 Dora Street was on a 489 square metre block of land and was listed with a guide of $660,000 to $720,000.
Mr Gifford said the property attracted "huge interest" with offers being made by 12 groups before the property sold in eight days.
"This was a huge price for a two-bedroom house in Mayfield that needed a full renovation," Mr Gifford said.
The home was bought by a local investor but also drew owner-occupier and Sydney interest.
According to Australian Property Monitors data, the median house sale price for Mayfield last year was $601,500 for 198 sales.
APM data shows this year it is $707,500 for 52 sales, including the $1.53 million suburb record of 24 Barton Street in May.

Movable's Patrick Collins expects a property he is marketing in Adamstown Heights to also be received well.
He will open the five-bedroom, three-bathroom Hudson home at 125 Lexington Parade for the first time on Saturday at 1pm.
It is on the market for the first since being built around 50 years ago and has been listed with a guide of $950,000. It is set for auction on July 10.
Mr Collins said everything about the house was large, including its pool.

"It's in a fantastic spot and I think it will be very, very popular," Mr Collins said. "It's a lot of home for the price. It's just rare to find something that size these days."

Huntlee sells out
It took just fours hours for 125 lots to be snapped up in the Huntlee Mega Land Release.
Huntlee is a fully master-planned community near Branxton that when completed will have 7500 dwellings.
Huntlee sales director Robert Crane said lots ranged from $180,000 in price up to $450,000.
Listings over $1m
Belle Property Lake Macquarie have listed a five-bedroom house in a tranquil setting at 9 Castle Close, Charlestown with a guide of $1.2 million to $1.3 million.
Belle are guiding $1.1 million to $1.2 million for a five-bedroom residence with an in-ground pool on a block of just over 900 square metres at 12 Cypress Way in Garden Suburb.
$500,000 to $1m
A three-bedroom home at 12 Newcastle Street in Mayfield has been listed by Robinson Property for $650,000 to $690,000.
Belle Property have not yet set a guide for a four-bedroom house on an 809 square metre block of land at 42 Fifth Street, Boolaroo but expectations are believed to be in the low $700,000 range.
Belle are also selling a two-bedroom townhouse with what is being described as a great Dudley address with an entry-level price at 5/9 Ocean Street. It has a guide of $640,000 to $680,000.
Under $500,000
A renovated two-bedroom apartment at 5/43 Nesca Parade, The Hill has been listed by Robinson Property with a guide of $475,000 to $495,000. They also have a one-bedroom apartment at 3/48 Patrick Street, Merewether on the market for $395,000 to $415,000.
Movable are selling two apartments with a rare guide of less than $400,000. An updated one-bedroom apartment with views of Mount Sugarloaf and Lake Macquarie in the popular Alto building at 607/316 Charlestown Road, Charlestown has a guide of $360,000 to $395,000. A studio apartment in a boutique complex at 112/569 Hunter Street, Newcastlehas a guide of $300,000.
