A tip-off from a member of the public has led to the discovery of a "sophisticated" cannabis operation worth an estimated $2.5 million.
Police searched a rented factory in Mordialloc, southeast of Melbourne, on Friday morning after receiving the information.
Officers uncovered a well-established hydroponic set-up of 850 cannabis plants including seedlings and mature plants ready for harvesting.
Police say they estimate the plants have a potential street value of $2.5 million.
Footage from Victoria Police shows a large pile of cannabis plants stacked high outside the factory.
Sergeant Stuart Burnham urged landlords to remain vigilant, warning some renters may be using properties for criminal activity.
"Removing a commercial quantity of drugs before they could be distributed on the street is a win not only for police but for the entire community," he said.
No arrests have been made and the investigation continues.
