Proposal put forward for huge new housing development in Notts town

Plans have been lodged to build a huge 210-home development off a country road near Mansfield.

The proposals, off Blidworth Lane in Rainworth, have been submitted to Mansfield District Council by developers Barratt David Wilson (BDW) and, if approved, could bring a mix of social and market housing to the area.

The development would be based on green space sold to the developer at Three Thorn Hollow Farm, transforming former farmland into houses behind Southwell Road East.

Developers are yet to outline how many bedrooms each property will have, however, it has been confirmed 21 homes, or 10 percent, will be marketed as affordable or social housing.

Statements submitted by BDW say: "The scale of development provides the opportunity to incorporate a mix of housing styles and sizes within the Barratt and David Wilson portfolio.

"The proposals include a range of open spaces, including a wildlife corridor and a new children’s play area at the centre of the site.

"The design will create a character that is both unique to the scheme, but also reflects the identity of the local area.

"The scheme also promotes better access to local facilities and public transport, with clear access into the site and the potential for good pedestrian links to its surroundings."

Councillor Tom Smith represents Rainworth on neighbouring Newark and Sherwood District Council, and he has given his view on the plans.

He told Nottinghamshire Live: "It’s vital that any new housing development is right for the area. We should only build things that make the area better.

"That means the houses need to look nice, there needs to be enough parking and it needs to blend in with the area.

"One thing that’s essential for me is that there needs to be enough trees and green space in the development, for both our wildlife but also our youngsters to play and interact with.

"Yes we need houses, as people are having more children and more people want to move to the village, but we need to keep our standards high."

Len Jackson, who lives in Rainworth, thinks the plans are a good move.

He said: "I think it can only be positive, there is so much in terms of great green space around Blidworth and Rainworth at the moment.

"This is a field on a back lane that could bring a lot more money from residents into local shops and industry, and more contribution to local tax income.

"I think it’s great personally, the more new developments in the area the more desirable the area, and the more house prices will go up. So its a win win from my side."

But Sarah Marie, another Rainworth resident, thinks it will put a strain on local services.

"We’ve already had a huge development on Warsop Lane after the ones by the jet garage", she said.

"If another 210 houses are built our facilities will be strained. I hope that if they do they consider the doctors and schooling impact."

The proposals will be reviewed by Mansfield District Council's planning committee later this year.
