An American co-living operator are set to operate a 121 unit development on a site that has lain derelict in the north inner city for almost 15 years.
Dun Laoghaire builder Brian M Durkan has applied for permission to build the units on the site on Mountjoy Street.
The scheme will be managed by the New York-based company Common Living.
Mr Durkan was previously granted permission to build over 40 apartments at the site in 2005 but construction on that project never began, reports the Sunday Times.
Residents can expect to pay €1,300 in rent and management fees and share a kitchen with up to 16 people.
The average size of a unit will be 21.7sq m but some will be as small as 15 sq m.
At a pre-planning meeting, council officials told consultants for the developer that the minimum acceptable size of a unit was 18 sq m.
But the consultants responded by pointing out that the Department of Housing's minimum guideline size of a co-living unit is 12 sq m.
As well as shared kitchens, resident will also share a gym, laundry room, library, cafe, meeting rooms and balconies.
There will also be a communal garden where residents can "gather around a fire pit, enjoy a barbecue, grow vegetables, relax and sit down".
The development will include 121 bicycle spaces but there will be no car parking spaces in the plan.
