Whilst the property market continues to soar - it might seem as if the best places on the market are immediately snapped up.
The fast-paced environment could mean that some simple tips and tricks with your property search are being missed - and could mean that you're paying for them in the long run.
But property expert K atie Bowater may have come to the rescue by sharing the essential tools to bring along with you to your second property viewing.
Sharing the video to TikTok, she explained her best tips to bring with you to your potential new home - and some were rather peculiar.

After having introduced herself, she explained the key essential items that she recommends you should take to a second viewing - including a compass and a fold-up ladder.
She said: "This is because in the first one you tend to determine whether you like the property or not and the second one you really need to look at any additional costs that you could be facing before you make that commitment."
Whilst some simpler tools included a mains socket tester to check electrics and a tape measure - some were a little questionably - but were equally very useful.


She continued: "Next we have a phone - this actually has two uses. First of all, the camera - so if you've got several viewings in a day, they might all start blending into one - you need to identify each property again.
"And second of all - to use the compass app.
"This will help you identify if the garden is south-facing."
The expert also encouraged people to bring a ladder with them to check inside loft spaces - in case there wasn't one at the property already.
"I hope this helps people, please don’t be scared of using these tools. Estate agents expect you to be cautious as it’s a huge investment," the property expert added a note beside a red heart emoji.
People took to the comment section to praise Katie for her useful tips - with some even sharing some game-changing tips of their own.
"With the phone also check you have signal in each room of the house!!" One penned.
Another added: "Super useful tips!"
Others were baffled by the compass tip, with some writing: "Question: Do you want the garden to be south-facing or is that a no go?
"South-facing gardens get the most sunlight throughout the day so it’s definitely desirable," someone else responded.
