A prominent building in the centre of Bristol that houses one of the city’s most popular club venues is up for sale.
The site at the corner of Fairfax Street and Nelson Street houses a range of shops and businesses on the ground floor, and SWX nightclub and concert venue upstairs.
Those marketing the building have told would-be buyers it has ‘significant development potential in the mid-term’, and is an area of the city centre currently seeing major regeneration.
The corner plot contains seven retail units including a barbers, a William Hill bookmakers, what was the 5 Pointz store and a sandwich bar.
The future of all those are in question with the sale - all have leases with the current owners of the building that have either already run out in 2020, or expire in 2021.

The immediate future of SWX appears more certain, however - the lease on the former ballroom began when the building was built in 1964, and runs until the overall lease on the council-owned land expires in the year 2054.
SWX recently reopened for the first time in six months in September, following the easing of lockdown restrictions first time around, but has had to close again with the second lockdown and subsequent Tier 3 status for Bristol.

But the property is being marketed as one that currently brings in more than £206,000 in rent, and as one that’s ripe for regeneration.
Nick More and Nick Thurston, from Knight Frank agents in Bristol, said the buying the building was a ‘rare opportunity to acquire a prominent mixed use retail and leisure investment in the centre of Bristol’s Broadmead district’
“The property comprises a substantial corner property arranged as two retail parades on Nelson and Fairfax Street with a two storey nightclub above, accessed off Nelson Street.

“There are three retail units fronting onto Nelson Street and a further four retail units fronting Fairfax Street,” they added.
“The location has been identified as a major regeneration area and the site has significant development potential in the mid-term subject to receipt of relevant planning consents.
“The area around the site is in the process of being transformed with a number of notable development and conversion projects underway or complete including the Courtrooms, new Bridewell, Lewins Place, Froomsgate House and Westgate,” they added.
The asking price for the large building, which has more than 31,000 sq ft of space inside, will only be disclosed on application.
