Princes Street private members' club set to become new five-star Red Carnation Hotel

Plans for a new five-star boutique hotel on Princes Street have been revealed.

Red Carnation Hotels is taking over the building formerly occupied by the Royal Over-Seas League, a private members' club which left in 2017.

There will be 30 rooms in the new hotel, which is refurbishing the historic premises at 100 Princes Street.

The luxury hotel chain says they will model it after one of their five-star branches in London.

Documents submitted to Edinburgh council say: "Red Carnation Hotels propose to respectfully renovate the property, transforming it into an exclusive retreat on Edinburgh’s most famous street.

"They will replicate the boutique atmosphere of their Forbes five-star London property Hotel 41 with meticulous care and attention to the listed building’s interior and embrace its history and heritage.

"Existing function rooms at First and Second Floors will be converted into bedrooms, increasing the total number of bedrooms from 20 to 30 keys."

The ROSL offered a club room, restaurant, bar and accommodation for its members, who paid a £277 yearly fee.

One the redevelopment is complete, there will be a second floor bar and lounge with striking views of Edinburgh Castle.

The documents continue: "The two large first floor former function rooms facing Princes Street will be converted into large suites with seating areas.

"The ensuite bathrooms will be separated by glass screens which will allow the original size and shape of the rooms to be retained."

"The existing bar and lounge area at second floor with views of Edinburgh Castle will be remodelled and refurbished."

A planning application to redevelop the site will be considered at Edinburgh city council.
