Plans to transform a landmark Cardiff Bay building into new apartments have been revealed.
Developers want to turn the 120-year-old building on James Street into 18 new apartments.
It would involve extending the Boston Buildings, building eight new-build apartments and 12 refurbishment apartments with two retail units on the ground floor.

The new apartments would be spread over four storeys, and the plans include a total of eight parking spaces for the 20 apartments.
The developers, Boston House Developments Ltd, said: "The appearance of the retained buildings will be improved through the replacement of double-glazed timber sash windows in keeping with the originals.
"The existing elevations will be the subject of minor cosmetic repairs and improvements and adjustments to some of the existing window openings, in order to provide a regular pattern that serves the rooms behind the façade appropriately."
Planning documents submitted to Cardiff council say the shop units in the building were until recently occupied by an estate agent and a property management company.
The plans will now be considered by the council's planning department.
The proprietor of the building when it was built, Joseph Rose, near Boston, Lincolnshire, which is thought to be behind the name Boston Buildings, which still appears in wrought ironwork above the roofline. The arms of the pre-1974 Borough of Boston are carved into the stonework at one corner.
It comes as Cardiff Council announced plans to completely transform two nearby historic buildings that have stood empty for more than a decade.
The council plans to buy the Merchant Place and the adjoining Cory's Buildings situated at the corner of Bute Place and Bute Street - directly opposite the Wales Millennium Centre.
