Plans have been unveiled for a major mixed-use development in the heart of Glasgow city centre.
Proposals backed by The Reuben Brothers could lead to the transformation of King Street car park, near the St Enoch Centre, into apartments, shops, office and leisure space.
Glasgow City Council planners are currently reviewing the submission for planning in principle 'following positive pre-application discussions', reports urbanrealm.com.
The huge 5.4 acre site, found close to the River Clyde and the Merchant City, borders King Street, Osborne Street, Stockwell Street, Bridgegate and Howard Street.
A planning statement, submitted by JLL on behalf of Vegada Estates Limited, says: "The application site is unique in its ability to support a variety of uses including residential, hotel and office uses. As such, a degree of flexibility is required within the PPiP application to enable the exact balance of different uses on the site to respond to market conditions over the delivery period. This flexibility is particularly necessary in the context of a post Covid-19 pandemic economy where the recovery of different property sectors is still to be determined.
"The proposals for King Street Car Park will deliver a mixed-use environment that is active throughout the day.
"This will support a rich mix of uses including the potential for:
- New homes (for rental, and potentially for sale, and other emerging tenures)
- Office space
- Creative workspace
- Retail
- Food and beverage use
- Hotel Accommodation
- Commercial and leisure uses
"This will create a vibrant urban quarter that is active throughout the day and evening hours. The mix of uses and activities on the site will be unified by a high quality and versatile public realm and active uses at ground floor.New streets and spaces will be informed by the distinct character of the wider Merchant City. A nuanced grid of tight streets with a strong sense of enclosure will become a natural extension of the network of streets and wynds that characterise the area."
