Plans to see Edinburgh offices transformed into plush four-storey townhouse

An Edinburgh office building could be transformed into a luxury four-storey townhouse if plans are approved by the council.

The A-listed building on Alva Street could be given a new lease of life and restored to its original use after proposals were submitted to officials for consideration.

Located in the West End, the stunning Georgian property is currently lying vacant after being used as an office space for years.

However, the current owner is hoping to be granted permission for a change of use back to a residential dwelling.

If granted, a proposed floor plan would see the basement floor used as an office space, as well as housing a kitchen and dining room. Outside, a courtyard would stay in keeping with the property, and contain three outdoor cellars.

On the ground floor, plans detail another larger kitchen and dining room, as we’ll as a staircase leading to the upper levels.

The first floor would contain a bedroom, shower room and walk in wardrobe, as well as a large sitting area looking out over the street, while the top floor would be used to house three further bedrooms and an additional bathroom.

A cover letter in the planning application added: “The lawful use of the property at 22 Alva Street, Edinburgh, is as an office, having gained planning permission for a change of use from a single residential dwelling in 2017.

“The offices have been vacant for some time and the applicant has staged the rooms in the building in anticipation of a sale for residential use, however, no active residential use is occurring”
