A popular snooker club is to be renovated to include new flats.
West Lothian Council validated the proposal from Sandhu Manjinder on August 31 and it will now be reviewed.
The planning application reveals that he intends to completely renovate The Club in Broxburn and create up to six flats above the snooker club.
The plans for the new flats at the site on 14 Greendykes Road show that the six flats are all intended to be two-bedroom properties.
Situated in the centre of Broxburn The Club’s function suite can offer a variety of options for meetings, seminars, product launches and presentations.
The venue can hold up to 160 people, and is on the ground floor with disabled access.
Alongside the snooker club on the ground floor sits a chip shop and restaurant, and the noise impact on the new flats had to be considered on the planning application.
Mr Manjinder appointed RMP to carry out an noise impact assesment and they recommended he make some upgrades.
They said that new tenants of the flats should have to sign lease agreements on noise levels.
An RMP spokesperson said: “It should be noted that the design of the floor is relative to the expected use, and there should be no loud amplified or live music within these rooms.
Should the commercial spaces be sub-let or otherwise, we would recommend including within the lease agreements a clause to maintain noise levels to achieve NR15 within neighbouring residential premises.”
West Lothian Council is expected to make a decision on the planning application in the coming weeks.
