Plans to build 37 new affordable homes in Barlanark

A housing association is planning to build 37 affordable homes in Barlanark.

Glasgow City Council has received an application from Calvay Housing Association asking for permission to erect the properties on land at Garvel Crescent.

MAST Architects have been commissioned by the applicant to develop proposals for the development.

“From the 1950s the site housed a series of residential properties, demolition of which was carried out between 1999 and 2017. The site is currently a brownfield site,” a planning report states.

“There is significant residential development surrounding the site, primarily two storey semi-detached blocks with four storey flatted blocks to both the north and south.”

Houses would have dedicated car parking, next to and overlooked from the buildings.

“The way parking is handled is a major factor in determining the quality of a residential development,” the report adds.

“Parked vehicles can dominate the environment, affecting both how areas look and residents’ and visitors’ perception of safety.

“Good design should accommodate the requirements of car users, while locating parking appropriately to minimise its visual and physical impact in the street.

“MAST have taken the approach to creating parking court areas which can be overlooked by the residents.

“The parking courts are located in areas which add to the streetscape and also tie in with the proposed landscape.”

The site has an existing entrance and exit from Garvel Crescent, off Garvel Road.

The proposed development would have a singular access and egress road, “encouraging the site to be more pedestrian friendly”.

There are two primary schools within walking distance of the land, Sandaig School and Eastmuir School, and a secondary school, Newhills School.

It is also within walking distance of a number of local shops and amenities and the Barlanark Community Centre, the report adds.
