Plans have been lodged for the $55 million next stage of Art Group's Northbourne Avenue precinct.
The developer plans to build 212 apartments across three nine-storey residential buildings at the middle section of the Dickson site.
Art Group said the three buildings would include one-, two- and three-bedroom units with "double height entry lobbies, open air corridors with light-filled circulation stairs and rooftop communal gardens".
According to documents submitted in the latest application, several changes to the proposal were made after the National Capital Design review panel raised concerns it "challenged ACT planning requirements".
The panel was concerned a 6.3 metre separation between each building wasn't enough so the buildings would overshadow each other and limit sunlight to the apartments.
Art Group increased the separation to between nine and 12 metres.
"The increase is building separation allows for improving outcomes for landscape setting, privacy, solar access and general resident amenity," he application read.
"There is now a direct site link from the Lowrie Street footpath to Northbourne Avenue and the future light rail stop."

Art Group bought the 2.6-hectare Dickson site in 2016 for $37 million.
It previously housed the Dickson Towers and Karuah public housing blocks, as well as a tourist information centre.
Work on the first section of Art Group's Soho precinct dubbed "Mulberry" is expected to be completed at the end of the year. Plans have also been submitted for a commercial office space.
Art Group has also recently released initial plans for the former Macarthur House site across the road from this precinct, which includes 420 apartments and a 12,000 square-metre office building.
