Plans revealed for huge new Salford hotel and office development on banks of River Irwell

Plans have been revealed for a huge new, four-star hotel and office development on the banks of the River Irwell in Salford.

Legal and General Investment Management has submitted the plans for Ralli Quays, a significant hospitality and office development - part of the Salford Central Masterplan - and will feature almost 20,000sq ft of office floorspace and a 280-bed hotel. It will be complete with a restaurant and bar with a terrace overlooking the river.

Following a consultation with stakeholders and the local community, which was carried out virtually during the lockdown, the application for the development has been submitted to Salford City Council.

Replacing two existing office blocks, the proposed Ralli Quays development has been designed by EPR Architects to complement the scale and quality of the completed or planned new buildings within Salford Central.

DPP Planning submitted the proposals on behalf of Legal and General.

Kayleigh Dixon, associate director at DPP Planning, said: “Ralli Quays will be a significant addition to Salford Central complementing the surrounding developments and bringing a new hotel and office concept to the market.

"It also demonstrates Legal & General Investment Management’s long-term commitment to regenerate this area of Manchester.”

“We are very proud to submit this planning application, which continues DPP’s long association with the landmark Salford Central Masterplan. The transformation of the area is exceptional and is creating an outstanding community for residents and businesses that is contributing to Manchester’s exciting future.”

It comes after existing Ralli Quays occupier HM Revenue & Customs announced plans to move to Salford Central’s New Bailey neighbourhood next year.

Subject to planning, it is anticipated the first stages of the project will begin in the late 2022, beginning with the demolition of the existing blocks.
