Plans to create nine homes on a farm steading near Morpeth - a mix of new-build and conversion - have been lodged with Northumberland County Council.
The application, for Field House Farm, about 500 metres south-east of Hepscott, seeks to convert a number of traditional buildings to create five units.
The other four would be new build and 'have been designed utilising the redundant floor space of the existing buildings on site which are to be demolished', according to a planning statement.
Most of the converted units would have some two-storey elements, but none of the five are completely two-storey and one is fully single-storey. Four would have four bedrooms and the other one three bedrooms.
The proposed new builds would all be four-bedroom, two-storey houses.
A design and access statement with the application says: 'Some of the buildings were in use until recently, but the majority have been redundant for many years.
'There are however, three active households on the site. One at the main farmhouse and another two resident in the pair of semi-detached dwellings to the road frontage.
'There is an excellent opportunity to preserve the interesting character of this substantial collection of buildings as well as substituting the most degraded structures with complementary but contemporary, high-quality vernacular architecture.'
The farm has its own access track and it is proposed to create two new junctions into the site on this existing gravel lane, which connects onto the adopted highway known as Park Side and 'will be upgraded to ensure the safety of future residents'.
