An historic Old Town square could be set for a complete makeover.
Plans have been submitted for a cafe with outdoor seating and coffee bar at James Court.
The Royal Mile Factory Outlet has handed in plans to Edinburgh Council to change businesses and extend to an ancillary coffee bar, external seating area and formation of a connection to the existing retail unit next door, at 497 Lawnmarket.

The developers are hoping to create a highly accessible site, and maximise the existing and committed infrastructure.
The proposal will provide an improvement to the appearance of James Court without affecting the setting of the A listed buildings at North Bank Street, or the A and B listed buildings at James Court and Lawnmarket.
The developers aim to keep the historic value of the building, while still modernising it to benefit both themselves, and the general public who will facilitate the business.
The official request is as follows, "Proposed refurbishment of and extension to the existing retail / store unit at 11a James Court including provision of ancillary coffee bar, external seating area and formation of a connection tothe existing retail unit at 497 Lawnmarket."
The proposal aims to retain the retail use of the rear building, whilst also providing a small, ancillary coffee bar for use by customers, as illustrated on the proposed floor plans.
It is also proposed to create a new external deck and seating area for visitors to James Court,which will be accessed via an external ramp or stairs. Improvements to the landscaping of James Court are also proposed.
