Plans for Edinburgh promenade to get 200 waterfront homes with views of Firth of Forth

A secluded Edinburgh area could be set for up to 220 waterfront homes, as plans have been drawn up for the area that is largely taken up by car showrooms.

Seafield Road East has become known for being the home of every major car dealer in the UK, as the long stretch of road is taken up by showrooms and depots.

Now, plans have been drawn up for deliver over 200 waterfront homes, with incredible views stretching across the Firth of Forth.

If approved, the plans would build on a previous public consultation for the site that includes four meetings during 2021 to discuss the major project.

Property specialists Manse has teamed up with contractor J. Smart & Co to deliver the residential-led mixed-use development which would take up 0.89-hectare of land at 24-25 Seafield Road East.

The site is currently in use as a car showroom and MOT garage with associated car parking.

A new urban grid that will allow permeable connections through the site to the promenade are part of the plans that include a series of urban blocks, ranging from three to six storeys high, with potential public courtyard spaces.

A wide range for all stages of life with appropriately reduced parking numbers and appropriate cycle storage has also been included in the plans.

Home to Marine Gardens at the turn of the last century, the site has latterly hosted a series of car showrooms that turn their back to the water and a correspondingly bleak pedestrian promenade extending to Portobello.

In a statement EMA wrote: "An illustrative masterplan for the wider area has been produced to demonstrate how the new community at Seafield Road East might evolve over time.

"The masterplan proposed is seen as a tool to inform how this important land could grow in the future and evolve for present and future generation."
