Plans for 'brutal' Edinburgh office block twice the size of one being demolished

There are plans to demolish a prominent Edinburgh office block and build a massive replacement which is around twice as tall.

Developers have formally sought permission from the council to pull down Rosebery House, a huge purpose built office space next to Haymarket station which dates back to the 1970s.

They say the building fabric and services are "reaching the end of their lifespan" and have been subject to "profound change in context with the expansion of the station and the introduction of the tram network".

The existing office, at 9 Haymarket Terrace, is said to be sparsely occupied, and with leases ending shortly could even be vacant by next year.

Aviva Investors want to redevelop the site and in its place create a new nine-storey Rosebery House "that will showcase a pioneering sustainable design, setting the goal of becoming Net Zero Carbon in its operation".

The new building would have a gross internal floor area of 20,242 sqm and a lower ground floor level for parking, cycle parking and a gym area.

They hope construction can get underway in the summer of 2022, and the building is ready for occupation in May 2025.

An application was submitted to the City of Edinburgh Council last month, and 47 objections have been lodged with just one submission in support.

The application is for the "proposed demolition of the existing office building and proposed new office development (Class 4) with associated ancillary uses, public realm, landscaping and car parking".

This comes as works are underway nearby on the new Haymarket Development, with plans for a huge office space, a hotel with 365 bedrooms and a significant amount of retail space. Bars, cafes and restaurants are also set to be added to the area as part of the development.

Edinburgh Live reported this week how part of Dalry Road has been closed for six days while high voltage cabling works are carried out at the project site. The road is due to reopen on Tuesday (August 17).
