Plans for 68 homes on land near former factory site in Ystalyfera

A company wants to build about 68 homes on greenfield land near an old factory site.

Jenard Ystalyfera Limited hopes to construct 68 properties at Glanyrafon Road, Ystalyfera, in the upper Swansea Valley, south of the former GMF factory. If approved, the homes would consist of detached and semi-detached dwellings and two apartment blocks.

Planning documents show Jenard Ystalyfera Ltd aims to build a "balanced mix" of three and four-bedroom properties and a "small number" of four-bedroom homes.

The proposed development site is about 3.38 hectares of scrub-covered open land, southwest of the A4067, between the former factory and Godre’r-Graig Workingmen’s Club. The site is allocated for residential development within Neath Port Talbot Council's local development plan.

The plans include access to the houses via two priority junctions - the principal junction including a ghost island right-turn lane on the A4067.

All residents would have parking space either through garages or in allocated bays adjacent to the properties. There would be a maximum of 228 spaces for residents and 18 for visitors.

The 18th-centry Swansea canal runs through the north-western boundary of the site.

A report by Archaeology Wales Ltd in 2014 found the development area lies on the site of the former Ystalyfera Iron and Tinplate Works.

The report revealed there are remains of tramways and 19th-century structural remains within the site but they are "of relatively minor archaeological interest".

The reference for the plans is P2013/0737.
