Plans for 150 modern Edinburgh homes available for social rent in the city

Plans have been revealed for new social housing in Edinburgh.

The City of Edinburgh Council validated the planning application from the construction firm Cruden Building (East) on September 28.

Cruden plan to build 142 new homes at the site 14 Muirhouse Parkway, on the site of an old nursing home.

The variety of housing mix and tenures will attract a wide variety of residents including single people, couples and families and provide specialist housing for wheelchair users and tenants supported by the City of Edinburgh Council Health & Social Care team.

The site has been identified by the Council’s Development and Regeneration Team as a site for new-build affordable housing and the site has been included as a housing site in the Choices for the City Plan 2030.

The new homes for the City of Edinburgh Council are being provided for Social Rent and for Edinburgh Living Mid-Market Rent tenures, as well as CEC Health and Social Care.

There are also specially designed wheelchair accessible homes to be delivered by the Council for Blackwood Homes and Care.

Cruden Building (East) Ltd (formerly Hart Builders) have been appointed by the City of Edinburgh Council (CEC) as preferred partners to develop the Silverlea site on their behalf.

Edinburgh Live reported this year that an online public consultation had took place and now the developers have followed this up with a formal planning application.

In addition to the proposals for the residential development, a new Football Pavilion is to be provided for Craigroyston Community Youth Football Club to replace the existing temporary facilities on the south-east of the site adjacent to Muirhouse Parkway.

The new pavilion is to be located closer to football pitches and will be detailed in a separate planning application.

Silverlea Care Home was demolished in 2018, and the site is currently vacant and secured with Heras fencing.

The developers say on the planning application that the site is in a good location for transport connections.

They said: “For connections further afield, access to the M8/M9 connecting the area to cities west and north of Edinburgh is approximately 15 minutes by car and Edinburgh Airport is accessible in 40 minutes by public transport.

WFor public transport within the city, there are bus stops close to the site on Muirhouse Parkway which are well served by Lothian Buses routes; No. 16 running from Silverknowes to Colinton via Leith and the Princes Street; No 27 running from Silverknowes to Hunter’s Tryst via Inverleith, the New Town and Old Town; No 37 running from Silverknowes to Penicuik via Crewe Toll and Craigleith.

“There are also other services operating from Pennywell Road, within easy walking distance of the application site, which serve Granton, the Royal Infirmary and other important destinations within the city.”
