Plans for 1,000 Devon homes in huge new neighbourhood near Exeter Airport

Plans have been submitted to build a huge new neighbourhood on land near Exeter Airport, which could provide around 1,000 homes.

Land firm Carden Group are behind the proposals for the 220-acre Treasbeare Farm site by Cranbrook, a new town that’s being developed around five-and-half miles east of Exeter.

The company has lodged an outline application for the construction of 1,035 homes, as part of a project called “Treasbeare Garden Village”.

Also included in the plans are a neighbourhood centre, a primary school, public open space including play areas and allotments, a sports hub, employment land and an extension to the existing Cranbrook Energy Centre.

Carden is privately owned and managed by former bosses at housebuilder Redrow Steve Morgan and Will Heath and landowner and former director at the Taylor Wimpey construction firm Harry Aubrey-Fletcher.

The firm acquired the former farming site at the start of last year for an undisclosed sum.

Carden said 15% of the scheme’s properties could be classified as affordable housing, located in “small clusters” throughout the development, with 4% custom and self-build housing.

Subject to planning, the first homes could be ready to move into in summer 2024, with the entire new community earmarked for completion by 2034.

Mr Heath, Carden’s chief executive, said: “Treasbeare Garden Village is a landmark scheme and the fact that it’s such a substantial site is reflective of the company’s pedigree, experience and expertise.

“We were keen to acquire the site as it’s part of East Devon District Council’s West End Strategy and is included in the Cranbrook Plan Area. The East Devon Local Plan identifies a need to provide almost 8,000 new homes in Cranbrook and the vision for the new garden village will contribute towards that total.”

More than two hectares of land has been allocated for the proposed primary school in the plans.

The sports hub could provide a floodlit artificial grass pitch, two rugby pitches, three football pitches; four tennis courts; plus a sports pavilion, with associated car and cycle parking.

Treasbeare Garden Village is the first site acquired by Carden Group, and the company added it was “close” to acquiring two further sites, which between them would deliver 1,100 homes.
