Planning has been approved for a new 120,000sq ft industrial and warehousing development in Warrington.
Industrial developer and asset manager Chancerygate and real estate firm Hines have secured approval to build the final five-acre plot of the Gemini8 business park, which will contain 18 units ranging from 3,900sq ft to 16,500sq ft.
One of the North West's most prominent business parks, Gemini8 comprises 14 acres in total with prominent frontage to the M62 at junction 8. Occupiers surrounding the park include health and fitness club Athelis, Travelodge, Harvester, Starbucks, Subway, Frankie & Benny’s and Marston's The Skymaster.
Other major occupiers in the wider Gemini area are Marks & Spencer and IKEA - which was the furniture firm's first UK store.
Chancerygate's development manager, Chris Brown, said: “There is a real shortage of modern high quality industrial and warehousing space at the smaller end of the market in Warrington, so we’re delighted to have secured planning to build our 18-unit development at Gemini8.
“It will be the first multi-unit scheme in the area for more than a decade and is in an unrivalled location in one of the North West’s prime commercial markets.
“Not only is Gemini8 situated just off a motorway junction, it also offers fantastic amenities and retail on its doorstep. We are confident occupiers will be keen to locate here over other less well positioned multi-unit estates and are already in discussions with a wide range of businesses based both in and around Warrington and across the North West.”

The joint venture between Chancerygate and Hines acquired the 5.1-acre site in January this year with planning submitted in July and construction now anticipated to start in the first quarter of 2021.
