That's not a typo. Rather it's $45 million for the three-acre lot and the rest an approximation of the cost to build the personalized mega-mansion and guest house, depending on final specifications.
The estate is the first of three planned for a development by Domvs London and Junius Real Estate Partners on an 11-acre site in the affluent Platinum Triangle area of Bel-Air, Holmby Hills and Beverly Hills.
Estate 2 is envisioned as a 40,643-square-foot main house with a 15,216-square-foot guest/entertainment house.
Among features of note will be an Imax theater, a two-lane bowling alley, a lounge with a bar and interactive game rooms with golf and race car simulators. A full-service spa and salon will include hair styling and manicure/pedicure stations, a sauna, a steam room and a massage room. No doubt if a buyer asks for a surgical suite that could be included as well.
Proposed spaces in the mega-mansion include living, family and music rooms, a gallery, formal and informal dining rooms, an ergonomically designed kitchen with breakfast room, two home offices, staff offices and six en suite bedrooms. There will be both main and service elevators.

The guesthouse will include a great room, a media room, a dining room, a kitchen, five en suite bedrooms and four en suite staff rooms.
A rooftop garden and exterior dining room will extend the living space outdoors.
