Plan to boost retail opportunities at future Costco site

A plan to unlock residential and commercial opportunities around the Costco site at Cockle Creek will be placed on public exhibition.

The draft Cockle Creek Precinct Area Plan, which aims to facilitate delivery of retail and light industrial opportunities, a business park and residential land, was approved for exhibition at Monday's council meeting.

The site is part of the wider Lake Macquarie North West Catalyst Area, made up of roughly 450ha of brownfield development land. Council says it has potential to create more than 6,000 jobs and 4,000 new homes over the next 20 years.

The exhibition comes amid a hive of activity at Cockle Creek, with the recent completion of the Munibung Road extension, the start of construction of the new Costco Australia warehouse and previously, the relocation of Bunnings to the site.

"The draft Area Plan has made the vision for the site clearer," mayor Kay Fraser said. "It's very exciting to see land at Cockle Creek changing right in front of us. Already we're seeing new housing development starting, construction has begun on new roads and the Costco store is quickly taking shape."

Concerns were raised by councillor Kevin Baker about the plan including provision of 30 and 40km/h speed limits on the local road network.
