Phase three begins to meet demand at Edinburgh Park

A shortage in industrial buildings at Edinburgh Park has encouraged a third phase of private development by J Smart & Co. (Contractors).

The development under construction comprises a terrace of 2,128 sq m (22,905 sq ft), which can be let as a whole with a private secure yard or is capable of providing individual units from 304 sq m (3,272 sq ft).

The development offers a location facing directly onto main thoroughfare South Gyle Crescent with connections to major transport routes and nearby Edinburgh International Airport. The units benefit from Use Classes 4, 5 & 6 with bespoke trade counter consent and will be available for occupation from next summer.

Phase 3 follows the successful 100% letting of Phase 1 and 75% letting of Phase 2 where recent lettings have included Valtti Specialist Coatings Ltd; Flame Heating Spares Ltd and The Agency for the Legal Deposit Library.

Duncan Tait at J Smart said: “Following the successful lettings at Phases 1 & 2 we are pleased to be on-site with construction of much needed new industrial premises to respond to the lack of new industrial development coming forward in Edinburgh.“

Niall Burns Partner at Burns & Shaw said: “The fact that we had 75% of Phase 2 under offer prior to practical completion highlights the continuing demand from occupiers for modern well- located units in and around Edinburgh”.

Bryce Stewart, Partner at Montagu Evans, said “Given the political uncertainty just now it goes to show that businesses are still in the market for high quality industrial accommodation and West Edinburgh Business Park offers just that!”

Joint agents are Burns & Shaw Property Consultants and Montagu Evans.
