Paterson Court House Hotel has been listed for sale

PLENTY OF SCOPE: The Court House Hotel in Paterson is positioned on 3690 square metres of land.

Knight Frank have listed what agent Nick Lane described as an outstanding opportunity to acquire a freehold hotel with accommodation on a very large site with further development potential.

Mr Lane is marketing the historic Paterson Court House Hotel at 23 King Street. It is set for an online auction but a price guide has not yet been set.

The Paterson Court House Hotel was reportedly established in 1864 as the Cricketers' Arms Inn. But, after a big flood on the Paterson River in 1875, it was disassembled then reassembled on high ground next to the Court House and opened as the Court House Hotel in 1876. According to a report in The Maitland Mercury it provided good stables for horses and sheds for buggies.

"It is one of only two pubs in Paterson, a small rural village but a really pretty place and very popular with the day trippers and sight-seers," Mr Lane said.

He said it had the potential to be transformed into a "destination country pub".

"We've already taken a few calls from Sydney and the Central Coast, buyers looking for that tree change, that lifestyle change, to get out of the city and buy a business and a lifestyle in a little country village like Paterson, so I think it will be a broad range of interest," Mr Lane said.

"There is an enormous, open envelope at the rear of the hotel for future development."

Meanwhile, Raine & Horne Commercial's Alan Tonks rates his listing at unit 7, 6-12 Maitland Road in Mayfield as "close to the cheapest commercial property in Newcastle".

The commercial/retail premises comprises an outdoor display area, a retail area plus storage, secure car space and is being sold for $259,000 plus GST.

"It is the last lot in the new residential development called Diaz which was completed last year and the developers have discounted it to move it," Mr Tonks said.
